South Florida New Construction Homes
There is generally a lot of competition for new construction homes in South Florida, so be sure you’re prepared to negotiate with developers. You should have in-depth knowledge of current housing market conditions before you set foot in a developer’s sales office. You can complete the transaction without a real estate agent, but having an expert negotiator who is well versed in new construction in your corner will definitely work to your advantage.
The first step to realizing your dream of purchasing a brand new home is to decide which type of new construction you’re going to pursue. There are three types of new construction:
- Custom Homes: You purchase the land and hire a team to build your dream home. This option will require a lot of time and effort on your part. Financing a custom home build can be tricky. You’ll need to apply for a construction loan which is short-term financing that carries higher interest rates than traditional mortgages.
- Spec Homes: You buy the home from a builder once construction is completed or close to completion. You won’t have creative control when purchasing a spec home, but you won’t have to put forth much time and effort. You can apply for a traditional mortgage for this type of purchase.
- Tract Homes: You will purchase from a production builder in a cookie-cutter development that usually includes amenities such as a clubhouse and a community swimming pool. You won’t have much creative control, but you can tour model homes and choose from a number of floorplans. You will probably be able to select finishes when purchasing a tract home. The builder might provide incentives for you to select their preferred lender, but be sure to shop around for a mortgage to ensure you are getting a good rate and terms.
