Colonial Gardens
Colonial Gardens is a small 55+ community tucked into the heart of Hollywood. It is an excellent opportunity to live in the middle of everything South Florida has to offer, for a relatively affordable price. Residents can walk a few blocks to the center of the city's historic downtown district. Constructed in 1958, today it operates as a cash-only co-op. It is made up of 12 units in 3 single-story quadplexes. They are outfitted with laundry/storage facilities, and each unit is provided 1 assigned parking space. Units range from 730 to 900sqft, with 1 or 2 bedroom floorplans available. Most units have been updated with tile floors throughout, modern appliances, and high-impact glass. The community is managed by Colonial Gardens Hollywood Co-op, Inc., which keeps monthly dues low. Residents pay dues annually on January 1st. The co-op owns the land - there is no land lease in place. Units can be rented right away, with 2 leases permitted annually. Pets, and non-passenger vehicles are prohibited. Hollywood is ideally situated between Fort Lauderdale and Miami, which are easy to explore via the nearby Tri-Rail station and I-95 on-ramp. Examples of local attractions include Margaritaville Beach Resort, Anne Kolb Nature Center, Aventura Mall, and Gulfstream Park, among others. And best of all, the beach is only 4 miles to the east.
